When school heating checks could not confirm the leak location

Heating pipework visible inside an open external duct
External heating duct inspected during the London school visit. The leak location remained unconfirmed.

At a London school, the main-block heating system was losing water and its feed-and-expansion tank was running continuously. The engineer found no obvious above-ground water damage. Low heating temperature limited thermal imaging, while low pressure limited acoustic checks.

Air-pressure and tracer-gas testing were not permitted on this visit because of concerns about the aged pipework. The strongest acoustic indication was near a drainage inspection chamber, but the engineer could not confirm that the sound came from a leak. The location remained unconfirmed and no repair was carried out. Further pressure and tracer-gas testing appeared in the recommendations; those tests had not been performed.

Where a survey often starts

  • Urban school sites where one meter feeds several buildings across a compact plot, so the first job is working out which branch is losing water.
  • Academy trusts with schools spread across different boroughs, where comparing meter readings across sites points to the one with the problem.
  • Older inner-London buildings on tight plots, where a leak under a hall or corridor floor shows up as damp or a rising bill long before any water appears.

Near the county boundary

School addresses do not always follow borough boundaries. Some schools in outer London boroughs carry postal towns from neighbouring counties such as Surrey, Essex or Hertfordshire. ADI covers all 32 boroughs, and the South East and East of England teams cover the surrounding counties.

WHAT WE SURVEY

Leak detection for school sites across Greater London.

A small primary in an outer borough and a large secondary in inner London can lose water in the same places: buried supply pipes, heating circuits, roofs, washrooms and kitchens. Start with the problem you are seeing.

QUESTIONS

Coverage questions for Greater London

Do you cover all 32 London boroughs?

Yes. ADI covers all 32 boroughs of ceremonial Greater London. Call with the school's postcode and the team will confirm who covers it.

Our school is near a borough boundary. Is it still covered?

Yes. The towns on this page are examples to help you place the coverage. Schools near borough boundaries or with out-of-borough postal addresses are covered as well.

Can a leak survey happen during term time?

Often, yes. The detection methods are non-invasive, and the visit is planned with your site team around access, safeguarding and the school day. Some tests need part of the water supply isolated for a time, which is agreed with you first.

We are a trust with several schools across London. Can we discuss them together?

Yes. Call and describe the whole estate, including where each school is. The multi-site estates page explains how ADI approaches trusts with several schools.

Does ADI cover independent schools and colleges as well as state schools?

Yes. ADI surveys all types of education establishment, including independent schools, free schools, special schools and colleges, wherever they appear on the DfE register for Greater London.
