Leak detection for primary schools

Primary school leaks are usually found on the incoming main, the heating circuit or a washroom block, and are located without excavation using acoustic and tracer gas surveys.

The estate at a glance

Why a primary school is not a scaled-down secondary

A primary school runs one small plant room, one incoming supply and a short distribution network, so a leak that would be lost in the noise of a secondary estate shows up clearly in the meter reading. The constraint is not the pipework. It is that the whole site is occupied by young children, single-storey, and often built in a decade when asbestos-containing materials were standard.

That combination decides the method before anyone arrives. Opening up a corridor floor to chase a heating leak is not a proportionate first step in a 1960s primary. Locating the leak from the surface, then opening one square metre in a known position during a holiday, is.

The estate profile a survey has to work around

Most primaries fall into one of three shapes: a Victorian board school with a solid core and a later boiler house, a post-war standard build with long single-storey corridors and pipework in ducts, or a modern academy with a compact plan and MDPE throughout. The pipe you are looking for differs in each.

  • Victorian core: cast iron and lead, deep runs, heavy floors, thick walls that block thermal and complicate acoustic work
  • Post-war standard build: copper in ducts, mild steel heating, asbestos insulation board panels and asbestos-containing floor tiles as a live constraint
  • Later extensions: plastic and copper, shallow, easily traced, often the least documented part of the site
  • Modular classrooms: shallow buried service runs across a playground, frequently unmapped after the second or third relocation

Where the leak usually is on a primary site

Two faults account for a large share of primary school water loss, and neither is dramatic. A urinal flush control stuck open runs day and night without a single visible sign. A buried supply pipe under the playground weeps into free-draining sub-base and never surfaces.

  • Urinal flush controls running continuously outside school hours, including through the whole summer
  • The buried incoming main between the boundary and the building, especially where it crosses a resurfaced playground
  • Heating pipework in screed in the hall or a later extension, showing as a boiler that keeps losing pressure
  • Kitchen supplies under fixed equipment, where the water tracks along a slab and appears somewhere else entirely
  • External and field taps, which do not get checked because nobody uses them in winter

How the leak is found without digging up the playground

The survey works from the meter inwards. Night flow first, then isolation to narrow the loss to a section, then acoustic correlation along the buried run, then tracer gas where the acoustic signal is weak. Nothing is opened until the position is known to within about half a metre.

This matters more in a primary than anywhere else, because the pre-1980 estate is where asbestos-containing materials sit. Non-invasive methods avoid disturbing them. That is a statement about the survey, not a claim to manage asbestos: any suspected asbestos-containing material is a matter for the duty holder and the school's asbestos management plan.

Safeguarding, DBS and getting an engineer onto site

A primary school is the most safeguarding-sensitive setting a contractor works in. Expect to sign in, wear a visitor badge, be escorted, and stay out of teaching spaces during the day. Some schools will only allow work before 8am, after 4pm, or in a holiday.

Ask any leak detection contractor three questions before they attend: what DBS checks their engineers hold, whether they can send a safeguarding policy, and whether the same engineer attends throughout so you are not re-inducting a stranger each visit.

Term time or holiday: which window to use

Detection and repair are separate decisions. Detection is quiet, non-invasive and can usually be done in term time around the timetable. Repair means opening ground or floor, which usually belongs in a holiday.

There is one exception worth planning for: a leak that is flooding, undermining a slab or affecting the electrical installation is an emergency regardless of term. Deal with the water first and the programme second.

What it costs and which budget it comes from

For a single-site primary the survey is a fixed-scope day job in most cases. The repair is the variable, and it depends entirely on where the fault turns out to be: a flush control is a fitting, a buried main under a resurfaced playground is a project.

Maintained primaries generally fund this from devolved formula capital or revenue. A primary inside a trust is funded through the trust's route, which depends on the trust's size.

What to do now

Take a meter reading tonight and another in the morning. If it has moved with the site closed, call and quote the figure; that single number shortens the survey and sets the scope before anyone attends.

Questions schools ask about this setting

Can you survey while the school is open?

Usually yes. Acoustic and tracer gas surveys are quiet and non-destructive, and most of the work happens at the meter, in the plant room and outside. Where a survey has to enter a teaching space it is normally scheduled for the start or end of the day, escorted.

Our water bill has doubled but we cannot see any water. Is that possible?

It is the normal case rather than the exception. A buried supply leaking into free-draining ground, or a urinal flush control running overnight, produces a large volume with no visible sign at all. The meter is the only symptom you will get.

Will you need to dig up the playground?

Not to find the leak. The survey locates the position from the surface. Excavation, if it is needed at all, is a repair decision and is confined to the located point rather than a trench along the run.

Do your engineers have DBS checks?
