Independent and boarding schools lose water through estate distribution mains, boarding house plumbing and pool plant, and are surveyed around occupancy that never fully stops.

Why the independent estate behaves like a small village
An independent boarding school is not a school with houses attached. It is a residential site with a school in it: a private water network, several hundred metres of distribution main, its own kitchens, laundries, pool and staff housing, running to a 24-hour occupancy pattern for most of the year.
That removes the diagnostic every day school relies on. There is no hour when the site should read zero. Night flow still works, but the baseline has to be established from the site's own quiet period rather than assumed to be nothing.
The estate profile a survey has to work around
The historic core is usually the least documented and the most constrained. Listed building consent, solid walls, lath and plaster, and original service voids all limit what can be opened, which pushes the survey further towards methods that read the pipe without touching the fabric.

Where the loss usually is on a boarding estate
Two categories dominate. The estate main, because it is long, old and buried under things that were built after it. And the pool, because a pool that is losing water looks exactly like a pool that is evaporating until somebody measures it properly.

- Pool structure, circulation pipework and the balance tank, distinguished from evaporation by a bucket test and a metered top-up record
- Boarding house secondary hot water circuits, where a small continuous loss is hidden by constant genuine use

- Irrigation to pitches, cricket squares and gardens, often on a separate unmetered or sub-metered branch
Surveying a site that is never empty
The method is the same as any large site, but the timing is different. The quiet window on a boarding estate is roughly 1am to 5am, so the flow measurement is taken then and compared against a known residual rather than against zero. Where a house can be isolated for an hour without waking anyone, subtraction still works.
Inside historic buildings the constraint is the fabric. Acoustic work, thermal imaging and tracer gas locate a fault behind a wall without opening it, and the opening that follows is a single position agreed with the estates team rather than an exploratory chase.
Safeguarding when pupils live on site
Boarding raises the safeguarding bar rather than changing it. Contractors may be on site while pupils are in residence, including outside school hours, and houseparents will expect to know who is in a house, when, and with whom.
Night flow work on a boarding site is the specific case to plan carefully: an engineer taking readings at 2am needs an agreed route, an agreed escort and a named person awake and expecting them.
Finding a window on a year-round campus
Summer is not automatically free. Many independent schools let the site for language schools, sports camps and conferences, which turns July and August into a second occupancy season with a paying customer attached.
In practice the usable windows are the gaps between terms and lettings, plus the exeat weekends. Detection can happen in term time. Excavation and reinstatement need the diary.
What it costs and how it is usually funded
Independent schools are not in the Risk Protection Arrangement and hold commercial insurance, so an escape of water claim follows the ordinary route: policy wording, excess, loss adjuster, and a trace and access limit that is worth checking before the event rather than after it.
The estate main is the item that most often needs a capital line rather than a maintenance budget, because replacing a long run is a project even when the leak itself is a single point.

What to do now
Take a meter reading tonight and another in the morning. If it has moved with the site closed, call and quote the figure; that single number shortens the survey and sets the scope before anyone attends.
Questions schools ask about this setting
Our pool loses water. How do we know if it is a leak or evaporation?
Measure it. A bucket test compares the drop in the pool against the drop in a bucket of pool water standing on the steps, so evaporation affects both equally and any extra fall in the pool is a loss. If the pool is losing measurably more, the next step is to establish whether the loss is through the structure or the circulation pipework.
The building is listed. Will you need to open walls?
Not to locate. Acoustic, thermal and tracer gas methods work through fabric, and the point of using them in a listed building is precisely that they avoid opening it. Any opening-up afterwards is a single agreed position, and it is the school's consent question rather than ours to answer.
Can you work while boarders are in residence?
Detection work is quiet and mostly outside the houses. Where a survey needs to be inside a house, it should be scheduled with the houseparent and escorted. Night flow readings need an agreed route and a named member of staff expecting the engineer.
